Evergreen Investment Partners, LLC recently received City Council Approval of several land use entitlements for an amendment to the Arroyo at Monrovia Station Square Specific Plan. This plan allows the construction of a high density, mixed-use project in the heart of the City's Station Square Transit Village. The approved entitlements incorporated a single residential property located at 230 West Evergreen Avenue to the north, West Pomona Avenue to the south, South Magnolia Avenue to the West, and South Primrose Avenue to the east. The revised project includes an increase in residential units (302 to 324), including an increase in affordable units (from 15 to 17), and other minor modifications to residential and commercial unit sizes and floor areas, open space provisions, residential amenities, and the trash service collection route.
